How a project goes

We don't commit to a purchase price until the repair scope and the resale number are both on paper. After that it's a schedule, and we keep it.

1

Walk it

Site visit, inspection, repair list and comparable sales. You get a written cash offer within 48 hours.

2

Close

Our own funds, so typically 7 to 14 days. Or whatever date the seller needs.

3

Rebuild

Permits pulled, crews scheduled, budget tracked weekly. Most homes take 6 to 10 weeks.

4

Sell or hold

Staged and listed, or leased and kept as a rental. Either way the property is worth what it should be again.

Investors

Want the return without running the job?

We work with private investors three ways: fund a project with us and split the profit, lend at a fixed rate secured by the property, or buy a finished rental we manage for you. Every deal comes with the full underwriting and renovation budget before you commit.

How partnerships work

"They walked my dad's house on a Tuesday, had an offer Thursday and closed in nine days. No cleaning, no repairs, and the number they offered was the number on the check."

About us

EquityRestore LLC is a Lehi, Utah fix and flip company. We buy, renovate and sell residential and commercial property along the Wasatch Front, with our own crews and our own capital.

Finished kitchen in a renovated home
Our story

It started with one duplex nobody would finance.

Our first property was a duplex in Provo with a cracked foundation, a bad roof and tenants who hadn't paid in months. Every lender passed on it. We fixed it ourselves, leased it, and sold it eight months later for nearly double what we paid.

That duplex became the company. The approach hasn't changed: buy the problem property, fix it properly, and sell it to someone who'll love it. We've done that more than 140 times since.

How we work

Three things we promise on every property. They're written into our purchase contracts and partner agreements.

The offer is the check

We don't renegotiate at the closing table. The cash price we put in writing is the price we pay, barring something an inspection couldn't see.

One person runs the job

Every property has a single project lead who knows the scope, the budget and the schedule. Partners and buyers talk to that person.

Nothing hidden behind drywall

Permits pulled, inspections passed, photos of every stage. Buyers get the full file on the home they're purchasing.

2016

Founded in Lehi

First flip, a Provo duplex. Two more homes closed the same year.

2018

Construction brought in-house

Hired our first project manager and crew so schedules stopped depending on other people's contractors.

2021

First commercial project

A half-vacant retail strip in Orem, re-roofed and re-tenanted, then sold stabilized.

2024

100th property sold

With investor partners on more than a third of our projects.

Where we've been

Eight years, one neighborhood at a time.

We stay close to home on purpose. Working in the same cities year after year means we know the inspectors, the subcontractors, the comps and the buyers.

Common questions

Do you really buy houses as-is?
Yes. No repairs, no cleaning, no showings. We've bought homes with fire damage, failed foundations, hoarding situations and tenants in place. Leave anything you don't want and we'll deal with it.
How fast can you close?
As fast as 7 days once title is clear, because we buy with our own funds and don't wait on a lender. If you need more time to move, we close on the date you pick.
Where do you buy and sell?
Utah County, Salt Lake County, Davis and Weber Counties along the Wasatch Front, and Washington County around St. George. For commercial property we'll look statewide.
How do investor partnerships work?
Three options: fund a joint-venture flip and split the profit, lend privately at a fixed return secured by a deed of trust, or buy a finished turnkey rental we manage for you. Support can send the current deal sheet and terms.
How fast will I hear back?
Within one business day. Cash offer requests get a walkthrough scheduled first and a written offer within two business days after it.
Residential Fix & Flip
Services

Residential Fix & Flip

Our core business. We buy dated, damaged or inherited homes, renovate them top to bottom and sell them move-in ready to people who don't want a project.

Every house we sell, we've already lived with the problems.

Most of the homes we buy have been passed over by other buyers: a roof past its life, a kitchen from 1978, a foundation crack that scared off the inspector, or just thirty years of deferred maintenance. We see those as a list, not a reason to walk away.

Once we own it, our own crew takes it down to what's solid and builds back up: structure first, then roof, electrical, plumbing and HVAC, then the finishes people actually see. When it's listed, the buyer gets the permit history and the full scope of work along with the keys.

  • Single-family, townhomes, condos and 2 to 8 unit multifamily
  • Full renovations: kitchens, baths, roofs, electrical, plumbing, finishes
  • Foundation, mold and fire-damage projects welcome
  • Typically 6 to 10 weeks from closing to listing
  • Every home sold with its permit history and scope of work

How it works

1. We find or you bring the house

Off-market, inherited, agent referrals or a seller who writes to us. We walk it within a couple of days.

2. We underwrite and buy it

Repair scope and resale comps on paper first, then a cash offer and a 7 to 14 day close.

3. We rebuild and sell it

Our crews, our schedule, weekly budget check. Staged, photographed and listed when it's done.

Commercial Repositioning
Services

Commercial Repositioning

Vacant, dated or badly managed commercial buildings have money trapped in them. We buy them, fix the building and the tenancy, and sell or hold them stabilized.

A half-empty building is a construction project and a leasing project at the same time.

Small commercial property gets neglected for the same reasons houses do: an owner who's tired, a roof nobody wants to pay for, tenants who left and were never replaced. We buy those buildings and take on both halves of the job.

The physical work is roof, HVAC, facade, parking, ADA and whatever the tenants need to open. The other half is leasing: pricing the space correctly, white-boxing it, finding operators who'll stay. We hold the building through stabilization, then sell it to an investor or keep it in our own portfolio.

  • Retail strips, small office, flex warehouse and mixed-use
  • Roof, HVAC, facade, parking and ADA upgrades
  • White-box and tenant improvement build-outs
  • Lease-up and property management through stabilization
  • Sale to investors, or long-term hold in our own portfolio

How it works

1. Walk the building and the rent roll

Condition, deferred maintenance, current leases and what the market will actually pay for the space.

2. Buy and fix the building

Cash purchase, then the capital work that's keeping tenants away, done on a schedule.

3. Lease it up and stabilize

New tenants, improved spaces, a clean operating statement. Then sell or hold.

Sell Your Property As-Is
Services

Sell Your Property As-Is

If you need to sell without repairs, showings or waiting on a buyer's loan, we're the buyer. We pay cash, close on your schedule and take the property exactly as it sits.

No repairs, no showings, no waiting on somebody else's bank.

People come to us for all kinds of reasons: a parent's house that needs clearing out, a move out of state, a rental they're tired of, a mortgage that's gotten behind, or a property with problems that would never pass a normal buyer's inspection. In every case the answer is the same: we'll walk it, make a written offer, and close when you need us to.

Because we buy with our own money, there's no appraisal, no financing contingency and no renegotiation at the closing table. The number we put in writing is the number on the check. Leave behind whatever you don't want; we clean it out after closing.

  • Inherited and probate homes, divorce, relocation, pre-foreclosure
  • Tenant-occupied, hoarder, fire or water damage, code violations
  • Written cash offer within 48 hours of the walkthrough
  • Close in as little as 7 days, or on the date you choose
  • No commissions, no cleaning, leave what you don't want

How it works

1. Tell us about the property

Email Support with the address, a few photos and when you'd like to close. We'll schedule a walkthrough within a couple of days.

2. Get a written offer

Within 48 hours of the walkthrough. Take your time with it; there's no pressure and no expiration games.

3. Close on your date

Title company handles the paperwork, you pick the day, we wire the funds. Most sellers close in 7 to 14 days.

Renovation & Construction
Services

Renovation & Construction

We run our own construction. That's how projects finish on time, and how we know what's behind every wall we sell.

The schedule holds because the crew works for us.

Most flippers hire a general contractor and hope. We hired the project managers and built the trade relationships ourselves, so when a job slips we know why by the next morning. Scope, drawings and permits are done before the first demo day, and the budget is checked every week against what's actually been spent.

We also manage construction for partners who own the property themselves: investors with a rental to turn, or an owner who wants a renovation run the way we'd run our own.

  • In-house project managers, licensed and insured trades
  • Scope, drawings and permits done before demo day
  • Weekly budget and schedule check on every project
  • Finishes that buyers and appraisers recognize
  • Construction management for partner-owned projects too

How it works

1. Scope and permits

Walkthrough, written scope, drawings where needed and permits pulled before anyone swings a hammer.

2. Build

Structure, roof and systems first, then finishes. Weekly walkthrough and budget report.

3. Inspect and hand over

Final inspections passed, punch list closed, photos of every stage in the file.

Investor Partnerships
Services

Investor Partnerships

Want the returns of a flip without running one? We partner with private investors three ways, each one secured by real property.

Three ways in, all of them backed by the building.

Joint venture: you fund the purchase and renovation, we find the property, run the job and sell it, and the profit is split on terms agreed up front. Private lending: you lend at a fixed rate against a specific project, secured by a first-position deed of trust, and you're paid back at the sale. Turnkey rental: you buy a finished, leased property from us and we manage it.

Every deal comes with the same package we use ourselves: purchase price, repair scope and budget, comparable sales and the exit plan. You get a monthly report while the project runs and can walk the site whenever you like.

  • Joint ventures: you fund, we find, build and sell, profit is split
  • Private lending: fixed return, first-position deed of trust
  • Turnkey rentals: finished, leased and managed, ready to own
  • Full underwriting and renovation budget on every deal
  • Monthly reporting and a walkthrough whenever you want one

How it works

1. Talk to us

A short conversation about how much, how long and which of the three options fits.

2. Review a deal

We send the underwriting on a live project. You pass or you're in; no pressure either way.

3. Fund, then get reported to

Monthly updates through the build, a walkthrough any time, and your return at the sale or closing.

Want to see the current deal sheet?

Resale & Disposition
Services

Resale & Disposition

A renovation only pays when the sale is handled as carefully as the build. We stage, price and market every finished property so it sells fast and at full value.

Finished right, then sold right.

A good renovation can still sell badly: priced off hope instead of comps, photographed on a phone, listed on a Friday with no buyer agents told. We treat the sale as the last phase of construction, with the same schedule and the same attention.

Every finished home is staged and professionally photographed, priced from live comparable sales, and pre-inspected so nothing surprises a buyer under contract. Investors get first look at off-market inventory, and we sell in bulk when it makes sense.

  • Professional staging, photography and video on every listing
  • Pricing from live comparable sales
  • Buyer agents and investors notified before the listing goes live
  • Pre-listing inspection so nothing surprises anyone under contract
  • Off-market and bulk sales to investors

How it works

1. Pre-list

Final clean, staging, photography, pre-inspection and a price built from real comps.

2. Launch

Buyer agents and our investor list are told first. Then it goes live with everything ready.

3. Close

Clean contract, no surprises at inspection, keys to the new owner with the full file.
